Are Military Spouses Eligible for Down Payment Assistance in Florida?
Yes. Florida's major DPA programs — including Hometown Heroes, FL Assist, and HFA Preferred PLUS — do not restrict eligibility based on military status. Military spouses qualify the same way any other buyer does: by meeting household income limits relative to the county's area median income, maintaining a credit score of at least 640, using the home as a primary residence, working with an approved lender, and completing a homebuyer education course where required.
The qualification criteria are identical to those for any Florida buyer. Your spouse's military service does not disqualify you, and in many cases the combined household income of a military family falls comfortably within program limits — particularly for junior enlisted ranks.
Does Being Married to a Veteran or Active-Duty Service Member Help?
It depends on your situation. Being married to an active-duty service member does not automatically transfer VA loan benefits to you as the non-veteran spouse — but it can be a significant advantage in two specific scenarios.
First, surviving spouses of veterans who died in service or from a service-connected disability may qualify for VA loan benefits in their own right. That means purchasing with no down payment and no private mortgage insurance — an enormous cost savings. What helps: a written explanation of the gap, documentation of your current employment, and a history of consistent employment in the same field before and after the move. Yes, if your occupation qualifies. The Florida Hometown Heroes program is available to workers in a wide range of fields: active-duty military, educators, healthcare workers, law enforcement, firefighters, emergency medical technicians, and others. Your occupational eligibility is determined by the borrower or co-borrower whose income is used to qualify — not by every person in the household.
If you are the borrower and you work in one of the qualifying occupations, you are eligible regardless of your spouse's military status. If your active-duty spouse is the qualifying borrower (or co-borrower), their military service qualifies them directly. In either case, Hometown Heroes provides up to 5% of the first mortgage loan amount — up to $35,000 — as a forgivable second mortgage.

What Happens if You Receive PCS Orders Before the DPA Forgiveness Period Ends?
This is the single most important question military families must answer before selecting a DPA program. Forgivable second mortgages — including Hometown Heroes and HFA Preferred PLUS — forgive the loan balance after you live in the home as your primary residence for a set number of years. If you sell, refinance, or move out before that period ends, the unforgiven balance becomes due.
For a military family, unexpected PCS orders are a real possibility. Here is how to plan around it:
Option 1 — Choose a deferred-payment program. FL Assist provides $10,000 as a deferred second mortgage with no forgiveness requirement. It is repaid when you sell or refinance, not on a timeline — so if you are sent overseas in year two, there is no accelerated repayment trigger beyond the eventual sale.
Option 2 — Rent the home. Some programs allow you to convert the home to a rental after a minimum owner-occupancy period (often one year), which can preserve the forgiveness timeline if you plan to return. Check with your lender on the specific terms of each program.
