The pitch sounds reasonable: live in the home now, buy it later, build up credit while you rent. What the ads don't spell out is the real cost — and how it compares to the down payment assistance programs most of those same buyers could access right now. If you are weighing rent-to-own against DPA, this guide breaks down the numbers and the risks so you can make an informed decision.
What Exactly Is a Rent-to-Own Agreement in Florida?
A rent-to-own arrangement combines two contracts: a standard lease and an option to purchase the property at a pre-set price. The buyer pays an upfront option fee — typically 1% to 5% of the agreed purchase price — which gives them the right (but not the obligation) to buy the home during or at the end of the lease term. Lease terms typically run one to three years.
On top of the option fee, most rent-to-own agreements charge a rent premium — an amount above market rent that is sometimes (but not always) credited toward the eventual purchase price or down payment.
