When you secure down payment assistance in Florida, the program's funding is not handed to you on the day you get pre-approved. Instead, the money is reserved under your name once you are under contract and a participating lender submits your reservation through the program's online portal. That reservation has a built-in expiration — and understanding how the clock works, what resets it, and what happens if it expires is one of the most practical pieces of knowledge any DPA buyer in Tampa Bay can have before going under contract.

What Is a DPA Reservation and Why Does It Have an Expiration Date?

Florida Housing Finance Corporation (FHFC) programs — including Florida Hometown Heroes, FL Assist, HFA Preferred, and HFA Advantage — operate on a first-come, first-served funding model. When demand for a program exceeds available funds, buyers who reserved first get funded first. When funds run out, new reservations are paused until new allocation arrives.

Because DPA funding is finite, the state does not allow reservations to sit idle indefinitely. So FHFC programs set a 60-day reservation window: your funding is held for 60 days from the reservation date. The 60-day clock starts on the day your lender submits the reservation, which typically happens shortly after you go under contract and the lender has a complete loan file. That means the clock does not start at pre-approval — it starts when you are under contract with a specific property, and the lender formally reserves the DPA funds on your behalf.

What Happens If Your Loan Is Not Underwriter-Certified Before Day 60?

If your lender has not received underwriter certification by day 60, the reservation automatically cancels in the eHousingPlus portal — no warning, no grace period. You lose your reserved funding, and any new reservation for the same program will be subject to current fund availability. If the program has hit its allocation limit between your first reservation and the cancellation, you may find yourself waitlisted or shut out entirely until the state releases new funding.

There is a critical distinction to understand: if your loan is underwriter-certified by day 60, the reservation does not cancel even if closing has not yet occurred. The certified loan automatically extends beyond the 60-day window without any action required from your lender. The deadline is the certification date — not the closing date.

This distinction matters enormously in practice. A borrower who is submitted to underwriting early, gets approved, and is certified by day 55 can close on day 75 or day 80 without losing the DPA reservation. A borrower whose lender delays submitting the file and misses certification by even one day loses the reservation entirely. These are evaluated case by case and require written documentation. If you are approaching a county commitment deadline, communicate the delay to your lender and the county program administrator as early as possible — not at day 59.

What Should You Do Right Now If Your Reservation Is About to Expire?

Communicate immediately. If you are approaching the 60-day window and your loan has not been underwriter-certified, call your lender today.
