Credit Score Requirements for Down Payment Assistance in Florida
By Barrett Henry, REALTOR® & Broker Associate at REMAX Collective
Your credit score plays a major role in qualifying for down payment assistance in Florida. Most state-run DPA programs set a minimum credit score of 640, but the requirements vary by program and loan type.
What Credit Score Do Florida DPA Programs Require?
According to the Florida Housing Finance Corporation, the minimum credit scores for the major programs are: Hometown Heroes requires 640, FL Assist requires 640, HFA Preferred PLUS requires 640 for conventional and 640 for FHA/VA/USDA, and county-specific programs vary (some as low as 620).
These scores apply to the primary borrower. If you have a co-borrower, lenders typically use the lower of the two middle scores for qualification.
What If Your Score Is Below 640?
If your credit score falls short of DPA requirements, you still have options. FHA loans are available with scores as low as 580 (with 3.5% down) or 500 (with 10% down), though you would not receive DPA assistance. Some county programs accept scores in the 620 to 639 range. Credit repair services and responsible credit use can raise your score within 3 to 6 months.
How Credit Scores Affect Your Interest Rate
Beyond DPA eligibility, your credit score directly impacts your mortgage interest rate. According to data from Freddie Mac, borrowers with scores above 740 typically receive the best rates. Scores between 640 and 739 may see rates 0.25% to 0.5% higher. Every 20-point increase can potentially lower your rate and save thousands over the life of the loan.
Quick Ways to Improve Your Credit Score
If you need to raise your score before applying, focus on paying down credit card balances below 30% of their limits, making every payment on time for at least 3 months, avoiding new credit applications, disputing any errors on your credit report, and keeping old accounts open to maintain credit history length.
