Do Real Estate Agents Really Qualify for Hometown Heroes?
Yes. According to the Florida Housing Finance Corporation, Hometown Heroes is available to any full-time employee of a Florida-based employer. Real estate agents meet this requirement whether they are employed by a brokerage as a W-2 employee or working as an independent contractor affiliated with a Florida brokerage.
The program does not restrict eligibility by profession. As long as you work full-time in Florida and meet the income, credit, and first-time buyer requirements, you qualify.
How Income Works for Commission-Based Agents
The biggest question for real estate agents applying for DPA is how commission income is calculated. According to participating lenders, commission income is evaluated differently than salaried positions. You typically need a two-year history of commission income documented by tax returns. Your qualifying income is calculated as the average of the past two years of gross commission earnings. If your income has been declining year over year, lenders may use the lower figure. First-year agents without two years of commission history may face challenges qualifying based on commission alone.
This two-year average can actually work in your favor for DPA income limits. If you had a strong year followed by a slower year, the average may fall within the program's income cap even if your best year alone would have exceeded it.

W-2 agents provide pay stubs and W-2 forms like any other employee. 1099 independent contractors provide two years of tax returns, including Schedule C or Schedule SE showing self-employment income. Both are processed through DPA-approved lenders who are experienced with variable-income borrowers.
Can You Represent Yourself and Use DPA?
Yes. In Florida, licensed agents can represent themselves in a purchase transaction and still use DPA. You would earn your buyer's agent commission on the purchase while also receiving DPA assistance. The commission is separate from the DPA — they serve different purposes and are processed through different channels.
However, you must disclose your status as a licensed agent on all transaction documents. Your lender needs to know you are in the real estate industry, and any commission you receive may be considered as part of your overall financial picture.
