What Happens at a Homebuyer Education Course? (And Do You Need One?)

If you are applying for down payment assistance in Florida, you will almost certainly need to complete a homebuyer education course. Most buyers dread this requirement — but the course is shorter than you think, often free, and genuinely useful for first-time buyers navigating the biggest purchase of their lives.

Is Homebuyer Education Required for DPA in Florida?

Yes, for most programs. According to the Florida Housing Finance Corporation, Hometown Heroes, FL Assist, and HFA Preferred PLUS all require completion of a homebuyer education course before closing. Most county SHIP programs in Hillsborough, Pinellas, Pasco, Polk, and other Tampa Bay counties also require it.

The requirement is not optional — you cannot close on your DPA-assisted purchase without a valid homebuyer education certificate.

What Does the Course Cover?

HUD-approved homebuyer education courses cover the essentials of buying and owning a home. Topics typically include how to determine if you are ready to buy (budget analysis, savings goals), understanding credit scores and how to improve them, how mortgages work (loan types, interest rates, terms), the homebuying process step by step (from pre-approval through closing), how to shop for a home and evaluate neighborhoods, understanding closing costs and what to expect at closing, maintaining your home after purchase (budgeting, repairs, insurance), and avoiding predatory lending and common homebuyer mistakes.

The content is designed for people who have never bought a home before. If you already have some knowledge, the course will reinforce what you know and fill in gaps.

How Long Does the Course Take?

Most HUD-approved online courses take 4 to 8 hours to complete. You can typically work through the material at your own pace over multiple sessions — you do not need to finish in one sitting. In-person courses offered by HUD-approved agencies are usually completed in one or two sessions over a weekend.

Where Can You Take the Course?

Several HUD-approved providers offer courses that satisfy Florida DPA requirements. eHome America (ehomeamerica.org) offers online courses for approximately $99 that are widely accepted by Florida Housing programs. Framework (frameworkhomeownership.org) offers online courses that are also DPA-accepted. Local HUD-approved housing counseling agencies offer in-person courses, often free or low-cost. Some agencies also offer one-on-one counseling sessions in addition to the group course.

Do You Also Need One-on-One Counseling?

Some DPA programs require individual counseling in addition to the group education course. Check with your lender and the specific DPA program to confirm requirements. One-on-one counseling is a session with a HUD-approved housing counselor who reviews your personal financial situation, credit, and homebuying plan. These sessions are typically free.

When Should You Take the Course?

Complete the course early in your homebuying process — ideally before or during the pre-approval stage. Certificates typically remain valid for one to two years depending on the provider. Do not wait until you are under contract, because scheduling can sometimes take a few weeks, not completing the course on time can delay your closing, and the knowledge you gain will actually help you make better decisions during your home search.

Honestly, yes — especially for first-time buyers. The budgeting section helps you understand the true monthly cost of homeownership beyond just the mortgage payment. What Do You Receive After Completing the Course?

Upon completion, you receive a homebuyer education certificate. This certificate must be submitted to your lender as part of your DPA application. Keep the certificate safe — your lender will need a copy, and if your home purchase falls through and you start the process again later, the certificate is still valid within its expiration window.
