Applying for down payment assistance in Florida is not complicated, but it requires specific documentation. Having everything ready before you start speeds up the process and prevents delays. Here is a complete checklist of what you need.
Income Verification Documents
DPA programs need to verify that your household income falls within their limits. Gather your most recent two years of federal tax returns (all pages, all schedules), W-2 forms for the past two years from every employer, your most recent 30 days of pay stubs from all jobs, and if self-employed, two years of business tax returns and a year-to-date profit and loss statement.
According to participating lenders, income documentation is the most common source of delays. Having everything organized from the start can save weeks.
Bank and Asset Statements
Lenders and DPA programs need to verify your savings and check for large deposits. Provide the most recent two months of bank statements for all accounts (checking, savings, investment), documentation for any deposit over $500 that is not from regular payroll, retirement account statements if using retirement funds for reserves, and gift letters if family members are contributing to your purchase.
Important: DPA programs want to see that you need assistance. Large unexplained deposits or excessive savings can raise questions about whether you truly need help with your down payment. Be prepared to document the source of any unusual deposits.
Identification and Residency
You will need a valid government-issued photo ID (driver's license or passport), your Social Security card or documentation of SSN, proof of current address (utility bill, lease agreement, or bank statement), and if applicable, evidence of legal residency status.
Credit-Related Documents
While the lender pulls your credit report directly, having these items ready helps address any issues quickly. Review a copy of your credit report in advance (available free at AnnualCreditReport.com). If there are errors, have dispute documentation ready. Homebuyer Education Certificate
Most Florida DPA programs require completion of a HUD-approved homebuyer education course before closing. The course must be from a HUD-approved provider. Online courses are available through organizations like eHome America and Framework. Certificates typically expire after one to two years, so do not complete the course too early. Some programs require both an online course and a one-on-one counseling session.
Complete your homebuyer education early in the process. It is a hard requirement that cannot be waived, and scheduling can sometimes take a few weeks.
Pre-Approval Letter
Before applying for DPA through a county program, you typically need a pre-approval letter from a DPA-participating lender. This letter confirms that you qualify for a mortgage and are ready to purchase. Not just any pre-approval works — it must come from a lender approved by the specific DPA program you are applying to.
Property-Specific Documents (After You Find a Home)
Once you are under contract, additional documents include the signed purchase contract, the property appraisal (ordered by your lender), a home inspection report, proof of homeowners insurance, and a clear title search.
Employment Verification
Your lender will verify your employment directly with your employer. Be prepared to provide your employer's HR department contact information, your hire date, and your current position and salary. If you have changed jobs recently, documentation from your previous employer may also be needed.
Organizing Your Documents
Create a dedicated folder — digital or physical — labeled "DPA Application" and organize documents by category. Scan everything to PDF format for easy submission. Keep originals accessible in case the lender requests them. Update pay stubs and bank statements as new ones become available during the process.
