Florida Hometown Heroes is the most commonly used program for stacking. FHA loans allow seller concessions up to 6% of the purchase price when used with Hometown Heroes. Step 1: Preapproval with a DPA-approved lender. Your lender confirms your eligibility for Hometown Heroes, FL Assist, or other programs based on your income, credit, and target county. They give you a preapproval letter that reflects your actual buying power.

Step 2: Find homes with extended days on market. Work with your agent to identify properties that have been listed long enough to create seller motivation. These homes are disproportionately represented in outer Hillsborough, Pasco, and parts of Pinellas where inventory has grown most.
